Good Day, Naples Friends. I’m kicking off my Naples real estate forecast series to help Buyers and Sellers understand what’s in store for this upcoming season. Some years, business gets in the way, and I don’t get the opportunity to report on every development I follow. Inventory in Aqualane

I expect inventory to be a massive discussion topic for all our friends who love to chat about real estate. Some of you have done an amazing job keeping up with the market, but others are in for a ride regarding the dramatic increase in inventory we’ll likely see this season.

  • Current inventory – 20 months (Oversupplied)
  • Possible Shadow Inventory – 20 homes
  • Possible increase – 38 months

As tracked during the third week of February, the inventory in Aqualane Shores reached as high as 60 months. While 38 months is not great news, it beats last season’s high by a good amount. Unfortunately, 38 months of inventory is enough to cause downward pricing pressure. Currently, 22% of the market has adjusted prices to attract buyers. If we see these failed listings re-enter the market at lower prices, we can expect some of our active inventory to respond accordingly. Let the price wars commence!

Aqualane’s Strengths

New Construction

As many as 14 new or near-new homes are available today, and new construction continues throughout the development. Many of these homes are completed or swiftly coming to completion, which will do wonders for the area’s peace and serenity. I stopped a couple of weeks ago to see several new properties. Identifying which entities have poured their passion into their projects is pretty straightforward. Expertly appointed, luxuriously landscaped, and thoughtful floor plans are available on the open market today.

Overall Aesthetic Appeal

Aqualane Shores took a pretty hard hit during Hurricane Ian. Now that we’re approaching the second anniversary, this area has proven enormous resilience by bouncing back in a beautiful and tropical way. While you still have to weave through construction congestion to get where you want to go, the landscaping on both streetside and waterside is better than ever. Despite the temperature being a billion degrees, residents were still walking around and taking in the glory Aqualane Shores has to offer.

A Resurgence of Enthusiasm

Last year, Neapolitans spent much time avoiding the reality of market weakness concerning our waterfront properties. Few forecasted that the effects of Ian could last as long as they did, but it was our first modern-day rodeo when it comes to surge effects. Traditionally, our buyer prospects behave weirdly for about a year after a significant storm. We learned it takes about 18 months to begin to see a resurgence of waterfront enthusiasm when those storms bring a surge. Potential Aqualane Shores buyers are funny people who dislike settling for long. Some potential prospects redirected their interest to the luxury golf course communities for fear of a repeat occurrence, but the call of the water always entices new waterfront enthusiasts. Try as they might, many old friends will also return to the water. We will see more evidence of a resurgence of waterfront interest this season as construction slows down and the new normal is aesthetically lovelier than ever.

Aqualane Shores Challenges

Negotiating

If Sellers come to grips with the idea they aren’t going to double their money in four years and continue to negotiate or even drop prices to attract buyers, we’ll have a lot more fun. This past year, that’s precisely what happened to the 38% of the closed sales that negotiated more than 11% off their list price to get the deal done. One owner negotiated 20% off to move on with their next chapter. If you plan on buying in Aqualane Shores and want your best deal, use an agent who can pre-negotiate and has a strategy to get you what you want. If you want to hear mine, give me a jingle.

Reasons To Pause

Traffic through the Aqualane Shores open houses was pretty slow in August, which is traditionally slow.

  • Election years tend to cause people to pause their real estate buying objectives, and I think there’s some of that going on.
  • Another reason people will hold their breath momentarily is the assumption that interest rates might be coming down in September.
  • Today’s average list price is up 15% compared to the average list price of what closed during the past 12 months, and buyer fatigue is real. Buyers are boldly saying, “I’m not paying that!” Hence the average 9% discount we saw this past year.
  • Negotiating this stupid NAR policy change is also causing a tiny amount of static. However, early reports state an overwhelming majority of Sellers in Naples are still offering buyer commissions, causing no real heartburn for buyers who don’t want to pay their agent out of pocket.

Reasons To Hit The Gas

Web traffic related to Aqualane Shores on Shannon.com is up 600% compared to last year. Yes, that resurgence thing I mentioned earlier is looking very real, considering web traffic can turn into foot traffic within 30 to 45 days. Buyers, do not expect to be the only ones shopping for those beautiful new homes. It’s very common for Buyers to feel a false sense of security when they see long market times but are told there is competing interest. Those who doubt usually miss out.

In Conclusion

Despite the uncertainties, I think we can expect Aqualane Shores to perform better than last year for all the reasons I listed thus far unless the election results are not what the majority of the locals want. Clear as mud? Call me directly, and I’ll clear it up for you.
