About PORT ROYAL NAPLES, Florida
Port Royal began with Glen Sample, a real estate investor who in 1938 started to acquire land back in 1938. That land only cost him $50,000 and is now the highest acclaimed neighborhood in all of Naples, Florida. Port Royal has estate-sized residences with the Gulf of Mexico to the west, Gordon Pass to the south, Naples Bay to the east, and Aqualane Shores to the north.
Port Royal lots began selling in 1956, amazingly starting at just over $10,000. Many of the original homes in Port Royal have since been torn down and replaced with much larger and more elaborate estates, which weren’t necessarily what Glen Sample had in mind. Port Royal typically goes through a great transformation from the middle to the top of the real estate trend, and construction tends to slow during the correction phase. For example, 14 new homes were built in 2015, while only eight were built in 2007.
Some original Port Royal homes still exist and are primarily sold for lot value. Typically these Port Royal homes are purchased with the sole intent to tear down, but every once in a while, they are updated. They still maintain that old Port Royal aesthetic value. While some new homes are built speculatively, many are purchased privately and are custom built to the specifications of the owner, which results in incredible individuality and charm.
About Port Royal New Home Construction
The most skilled builders in S.W. Florida build in Port Royal, and while not every builder has the same attention to quality and detail, you can find absolutely amazing craftsmanship. You will find our most talented designers at work here as well. Cutting-edge design and some of the most interesting materials on the planet can be found in a good selection of these homes.
The land is an expensive commodity in Port Royal. During the last peak, some parcels of land were split, and two homes were built where one once stood. Bigger lots are rarer and now more valuable for that reason. At least 100 ft. of water frontage is most desired and is reflected in the value.
Many people prefer south or west-facing lots over north or east-facing exposure, as most residents reside here during winter. The rear exposure is a quality reflected in the value and desire of the property. The quality of the water view is also a factor when assessing value as well.
Not every Port Royal lot has immediate rights to the Port Royal Beach Club, one of the most treasured amenities. If Beach Club membership is important to you, you’ll want to ensure it is offered on the property you’re considering.
The Port Royal Club offers a place for members to gather. Meet neighbors, friends, and family while enjoying a lovely meal with gorgeous Gulf of Mexico views as a backdrop. A sparkling beachside pool and state-of-the-art fitness and tennis center are popular neighborhood attractions.
