PORT ROYAL NAPLES HISTORY

Port Royal lots began selling in 1956, amazingly starting at just over $10,000. Many of the original homes in Port Royal Naples, Florida, have since been torn down and replaced with much larger and elaborate homes, which weren’t necessarily what Glen Sample had in mind. Port Royal typically goes through a great transformation during the middle to the top of the real estate trend, and construction tends to slow during the correction phase. As an example, 14 new homes were built in 2015, while only 8 homes were built in 2007.

Some original homes still exist and are primarily sold for lot value. Typically these homes are purchased with the sole intent to tear down, but every once in a while they are updated but still maintain that old Port Royal aesthetic value. While some new homes are built speculatively, many are purchased privately and are custom built to the specifications of the owner which results in incredible individuality and charm.
The most skilled builders in S.W. Florida build in Port Royal, and while not every builder has the same attention to quality and detail, you can find absolutely amazing craftsmanship. Land is an expensive commodity in Port Royal. During the last peak, some parcels of land were split, and two homes were built where one once stood. Bigger lots are rarer and now more valuable for that reason. At least 100 ft. of water frontage is most desired and is reflected in value.
