Port Royal Naples, Florida
Port Royal began with a precise pinpoint vision by Glen Sample who started acquiring small parcels of land in 1938 noted to have cost him less than $55,000 and is now known to be the most magnificent neighborhood in Naples, Florida. Take a peek at this Port Royal video!
Located on some of the most exclusive Naples waterfront available, Port Royal is comprised of estate-sized residences bordered by the Gulf of Mexico to the west, Gordon Pass to the south, Naples Bay to the east and Aqualane Shores to the north. Port Royal lots began selling in 1956 starting at just over $10,000.
Many of the original homes in Port Royal Naples, Florida have since been torn down and replaced with much larger and elaborate homes which weren’t necessarily what Glen Sample had in mind. Port Royal typically goes through a great transformation during the middle to the top of the real estate trend and construction tends to slow during the correction phase. As an example, 14 new homes were built in 2015 while only 8 homes were built in 2007.
Some original homes still exist and are primarily sold for lot value. Typically these homes are purchased with the sole intent to tear down but every once in awhile they are updated but still maintain that old Port Royal aesthetic value. While some new homes are built speculatively, many are purchased privately and are custom built to the specifications of the owner which results in incredible individuality and charm. The most skilled builders in S.W. Florida build in Port Royal and while not every builder has the same attention to quality and detail, you can find absolutely amazing craftsmanship. You will find our most talented designers at work here as well. Cutting edge design and some of the most interesting materials on the planet can be found in a good selection of these homes.
Land is an expensive commodity in Port Royal. During the last peak, some parcels of land were split and two homes were built where one once stood. Bigger lots are rarer and now more valuable for that reason. At least 100 ft. of water frontage is most desired and is reflected in value. Many prefer south or west facing lots as most of these residents reside here during the winter months only as opposed to north or east facing exposure. The rear exposure is definitely a quality reflected in the value and desire of the property. The quality of the water view is also a factor while assessing value as well.
Not every lot has immediate rights to the Port Royal Beach Club, one of the most treasured amenities to proper residents. If Beach Club membership is important to you, you’ll want to make sure it is offered on the property you’re considering.
