Port Royal began with Glen Sample, a real estate investor, who in 1938 started to acquire land back in 1938. That land in total only cost him $50,000 and is now the highest acclaimed neighborhood in all of Naples, Florida. Port Royal has residences considered estate-sized with the Gulf of Mexico to the west, Gordon Pass to the south, Naples Bay to the east, and Aqualane Shores to the north.
Port Royal lots began selling in 1956, amazingly starting at just over $10,000. Many of the original homes in Port Royal have since been torn down and replaced with much larger and more elaborate estates, which weren’t necessarily what Glen Sample had in mind. Port Royal typically goes through a great transformation during the middle to the top of the real estate trend, and construction tends to slow during the correction phase. As an example, 14 new homes were built in 2015, while only 8 homes were built in 2007.
Some original Port Royal homes still exist and are primarily sold for lot value. Typically these Port Royal homes are purchased with the sole intent to tear down, but every once in a while they are updated. They still maintain that old Port Royal aesthetic value. While some new homes are built speculatively, many are purchased privately and are custom built to the specifications of the owner which results in incredible individuality and charm.
