Just like every industry, the best vendors include a very small percentage of the whole. If you’re shelling out a ton of dough on your Naples luxury condo, you want and NEED a quality team.
The best contractors already have all their quality guys on point. They are a “one call does it all” outfit. That’s how most owners go about a complete renovation. Yes, they come at a premium but they are well worth the expense not just for means of your personal enjoyment but on the resell side too.
Designers are equally important. Not only can they create an eye popping pallet for you, but your friends and family will also marvel at the creations they can instill. They can increase the likelihood you can sell it for more money in faster timeframes as well.
A smart Naples architect is vital as well. He has likely already done your stack or something so similar. The time it will take him to complete your project is a fraction of what it would take somebody unfamiliar with your scope of work.
The best contractor’s schedules fill up fast too. Waiting until the end of the season to purchase almost guarantees you will not be able to get the first choice on the best contractors. Nearly all Naples luxury condos have loud construction restrictions. This means all of your noisy work needs to be completed sometime between October or December.
Bay Colony, for example, has recently passed a rule allowing for noisy work to continue through December but each building must pass the extension from October for it to be valid. You’ll want to ask me about the rules for the building where you want to buy because they seldom sway from the direction in the bylaws.
Construction timelines can be wildly challenging with larger units or even smaller units if your specs and plans aren’t completed and submitted to permitting in time. So many people every year find themselves in the trap of waiting until the end of the season to purchase and then finding out they aren’t going to accomplish the work they want to do before the end of the construction period. You do not want to suffer through a year of waiting in many of the best units that will become available. We have an enormous amount of listings in buildings that are in original condition. Some of these buildings are old which means the units are REALLY tired by now.
Construction on the biggest units – 8,000 square feet plus like Windsor at Bay Colony, Enclave at Park Shore, Regent at Park Shore and Le Rivage at Park Shore, you’re probably looking at a 2 year construction period unless you really have all your ducks in a row.
Test For Radon

Many people don’t realize there can be dangerous levels of radon in high-rise buildings. Many buyers from up north find it in their basements. High levels (4.0 pCi/l or more) can be found as high as some penthouses in buildings around Naples. Always test!
