Collier’s Reserve Forecast Season 2024-2025
Good Day, Naples Friends! Welcome to the fourth edition of my 2024-2025 Naples real estate season forecasts. I’m covering Collier’s Reserve and what to expect if you buy or sell this upcoming season. I’ll also discuss market statistics, strengths and weaknesses, and what you could run into if you plan on buying or selling real estate here. This is going to be a quick update, so let’s get started!

Inventory Levels in Collier’s Reserve
This week, real estate inventory in Collier’s Reserve reached 3.8 months, the highest level we’ve seen since the second week of June. Four homes were listed this year but did not sell. It’s expected some of those may re-enter the market as well. Even if all four homes hit the market, that won’t be enough to return to stable inventory levels. Last year, at this time, there were three months of inventory. The highest we saw all year was six months during the first two weeks of May.
Other Market Conditions
- Because inventory is so light, prices are continuing to rise. There’s a 7% increase in list price per square foot compared to what has sold during the past year. Collier’s Reserve has been considered a terrific value compared to most other luxury golf course communities close to the beach.
- Market time is lower than what was sold during the past 12 months. It’s only three days, but that’s significant when you compare competing communities.
- The list price to sales price ratio is still at 96%, about 2% higher than the rest of the market.
Strengths In The Market
- All numbers point to a strong market, so prices will continue increasing while the development performs well.
- Fortunately, Collier’s Reserve is past its ugly duckling days, when everything on the market was due for remodeling. Today, you’ll see a good mix of fixer-uppers and nicely remodeled products, which attracts the entire prospect base looking for golf course homes.
- Despite the price increase, Collier’s Reserve is still a deal compared to many other luxury golf course communities.
Potential Challenges
- Collier’s Reserve is increasing their golf membership to $200,000 by 11/1/2024. If buyers get their sales contract and golf application submitted before November 1st, they will honor the $150,000 price. Sports and social memberships are $80,000; living in Collier’s Reserve requires membership.
- Some owners are starting to push the envelope regarding pricing, which could stall their success.
- There are only five properties for sale in Collier’s Reserve. Finding that perfect property may pose a challenge. Ask me how to accomplish this.
Buying In Collier’s Reserve
If you’re buying in Collier’s Reserve this year and see something you like, act on it. The average market time here is only 37 days, but a few of these properties sold within the first two weeks of market time. While the average discount is only 4%, one buyer in the past year was able to negotiate almost 9% off the full list price. Selling In Collier’s Reserve
Collier’s Reserve owners have done a great job pricing their properties for the past year. Only three reductions have bee recorded during the past 12 months. This is resulting in some owners taking risks by using new pricing strategies. Unfortunately, there hasn’t been a pending listing in six weeks, which could be a sign that prices are not hitting buyers in ways that make them react positively. It’s too early to call it an unrealistic reach, but you’ll want to monitor traffic from every angle to ensure your listing is healthy. Ask me how I do this.

Like many other luxury golf course communities throughout Naples, Collier’s Reserve is performing exceptionally well.
