Today, in the fifth edition of my 2024-2025 Naples real estate season forecasts, I’ll be diving into Grey Oaks. Whether you’re considering buying or selling property there this year, I’ll share key insights on what to expect!

Inventory Levels In Grey Oaks
Of the 29 areas I monitor, 10 locations appear unaffected by any market softening. Grey Oaks is one of these standout areas, currently holding just 3.5 months of inventory. Even if all the listings that left the market late last season and over the summer were to come back, inventory would only rise to 5.09 months—still considered undersupplied.
Strengths In The Market
- Fewer listings: Inventory has decreased compared to last year, with only 17 available now, down from 19 a year ago.
- More sales: Over the past 12 months, 59 sales have closed, an increase from the 49 sales recorded the previous year.
- Higher prices: The price per square foot has risen by 1.7% year-over-year.
- Fewer significant discounts: This past year, only one seller accepted a discount as steep as 16%, compared to two sellers the year before.
Weak Points
Here are a few signs of market weakness worth noting:
- Average market time has seen a significant increase. Last year, the 12-month average days on the market (DOM) was just 55 days, but this year, it has climbed to a 12-month rolling average of 76 days. Currently, active inventory is averaging 159 days on the market.
- Fewer full-priced sales: This year, only eleven sellers achieved full-price sales, compared to sixteen sales at or above the previous year’s asking price.
- More price reductions: The number of price cuts needed to secure sales has risen from twelve last year to twenty-three this year. This shows that homeowners adapt to market conditions, a crucial factor in maintaining market strength. Unlike areas that stagnate and worsen under market pressure, Grey Oaks residents deserve recognition for staying in tune with current buyer demand.
Buying In Grey Oaks
If you’re considering buying in Grey Oaks, expect the requirement to join the Grey Oaks County Club in some capacity, with the minimum membership being described as a sports membership. In 2024, the cost to join is a $100,000 non-refundable contribution. You can also expect to pay .33% of 1% of the purchase price of your property to the property owner’s association. Unfortunately, only one new single-family home is on the market today. Still, there is a good range of remodeled properties and original choices for those of you who like to make improvements to get exactly what you like. Homes and condos priced well for their condition are still selling within the first three days of the offering. You must be prepared to sign a Buyer Broker Agreement before entering a property.
