Cortile at Mediterra is a single-family home community located in the north-central portion of Mediterra (west side of Livingston Road). Part of Cortile at Mediterra is located in Bonita Springs, while the other part of Cortile has a Naples Florida address. Forty-eight homes sites featuring lake, golf course, and/or preserve views grace this location.
Lot Information
Lot sizes in Cortile start at about one third of an acre and increase up to .78 acres allowing more privacy than you may find in other Mediterra locations. You can expect to find mature plantings along with lush landscaping down any of the three streets here.
Construction
The first homes in Cortile were completed in 2006. Construction increased dramatically in 2007, cooled quickly in 2008 through 2010 and picked up again from 2011 til 2022. There are just a few lots left before the neighborhood will be completely built out. All homes offer at least 3,000 square feet of living space with one home exceeding 7,500 square feet.
Design History
Older homes here were finished with the popular Tuscan decor which was quickly shunned starting at about 2010. Prospective buyers decided dark woods and heavy draperies were passé and home owners had to find a way to appeal to a higher percentage of the prospect base as a result. "De-Tuscanizing" became a term and area designers were tasked to deliver a more palatable aesthetic value to salvage their property values. Popular changes have been re-painting the exterior of the home white, removing dark countertops and repainting cabinets and walls to lift the sense of heaviness that once existed.
