- Audubon inventory dropped 4 months off inventory levels compared to last year.
- Average price per foot sold is running at about 7% off compared to this time last year.
- Sales volume is up 25% compared to last year!

Great Collier’s Reserve Points
- Collier’s Reserve inventory dropped 4 months compared to last year’s report.
- Closed sales volume is up 41% compared to last year!
- Days on market is down 40% compared to what sold during the past year!
There are some incredible price per foot deals in Collier’s Reserve and not all of the homes require enormous renovations. Real value without a great deal of work! Double bonus!

- 4 sales have taken place during the past year. There were zero sales the year before!

There are some amazing negotiating points for buyers interested in nabbing a deal in a superb location.

Refutably the most acclaimed golf course community is finally seeing some relief for buyers this year which means there are deals to be had and buying opportunities some people are going to find to good to pass up this summer!

Part of the market here is starting to respond to softening prices causing those properties to sell. Be on the lookout for more deals! They’re coming!

- Inventory is up 2 months this year.
- Days on market is up 43% compared to last year.
- Sales volume is down 1% compared to last year
All eyes on Pelican Bay as many Pelican Bay residents shift from one community to the next and many renters opt to buy this year. They’re keeping a watchful eye and striking when prices drop! Many have already registered for new property notifications to be first in line! You should too. It will be a busy summer.

Interesting Pelican Marsh Points
- Inventory is up 2 months compared to last year.
- Average pending per foot is down 29% compared to last year.
- Average closed per foot is down 4% compared to last year.
Pelican Marsh seems to be reacting relatively quickly with realistic list prices and buyers are pouncing for that reason. This is why the average days on the market is down compared to what sold last year. 5 of the 19 pending properties sold in 6 days or less. Do not dilly dally here if you’re looking for a great property priced right.
Quail West

Interesting Quail West Points
- Inventory is down 1 month compared to last year.
- Closed price per foot is down 7% compared to last year.
- Sales volume is up 26% this year!
Quail West is no stranger to peaks and valleys when it comes to the real estate market but Stock Construction is in the house. In my book they have their pulse on the market better than any developer in Collier County and make NO hesitation when adjusting values if the market moves. For owners and other developers, Stock is like a crystal ball and often developers piggyback to win deals. The one who reacts first wins and with a 26% increase in sales this year, both buyers and Quail West is winning through sales activity!
Talis Park
Last year I reported:
- 39 Active
- 8 Pending
- 23 Sold (past 12 mo.)
- Average List: $480
- Average Pending: $585
- Average List Closed $491
- Average Closed $365
Interesting Talis Park Points
- Down 4 months of inventory since last year.
- Sales volume up 29% compared to last year.
- Average market time down 39% compared to what sold during the past year.
Average list per foot may be nearly level compared to that what sold in Talis Park during the past year but current buyers aren’t buying it. Average pending price is 36% less. Buyers are deal shopping here and if you are too, your eye on the game combined with good response time is going to win you the price. Other buyers haven’t been reacting as quickly as noted in other Naples golf communities. It’s deal season though which means it’s time to giddy up!
Naples Luxury Golf Buyers
You are in a great position with amazing talking points to help you win your deal. Other buyers have already signed up for property notifications that help them stay on top of new listings and price reductions when they hit. If you haven’t done it yet, you should too.
Don’t be surprised if deals slip away a little faster this summer as browser competition shifts from bored prospects browsing online and peeking at open houses fall off and deal hunters climb on board to snatch opportunities.
