Port Royal began with Glen Sample, a real estate investor who in 1938 started to acquire land back in 1938. That land only cost him $50,000 and is now the highest acclaimed neighborhood in all of Naples, Florida. Port Royal has estate-sized residences with the Gulf of Mexico to the west, Gordon Pass to the south, Naples Bay to the east, and Aqualane Shores to the north.
Port Royal lots began selling in 1956, amazingly starting at just over $10,000. Many of the original homes in Port Royal have since been torn down and replaced with much larger and more elaborate estates, which weren’t necessarily what Glen Sample had in mind. Port Royal typically goes through a great transformation from the middle to the top of the real estate trend, and construction tends to slow during the correction phase. For example, 14 new homes were built in 2015, while only eight were built in 2007.
Some original Port Royal homes still exist and are primarily sold for lot value. Typically, these Port Royal homes are purchased with the sole intent to tear down, but every once in a while, they are updated. They still maintain that old Port Royal aesthetic value. While some new homes are built speculatively, many are purchased privately and custom-built to the specifications of the owner, which results in incredible individuality and charm.

Many people prefer south—or west-facing lots over north—or east-facing exposure, as most residents reside here during winter. The quality of the rear exposure is reflected in the value and desire for the property. The quality of the water view is also a factor when assessing value.
Not every Port Royal lot has immediate rights to the Port Royal Beach Club, one of the most treasured amenities. If Beach Club membership is important to you, you’ll want to ensure it is offered on the property you’re considering.

Hurricane Ian settled the debate between residents interested in keeping the original Port Royal Beach Club built in 1959 and those leaning towards rebuilding from the ground up. Plans are currently being made for what is hoped to be a brand-new two-story structure designed by Champalimaud Design, a New York-based interior design firm. This group is responsible for global designs, including The Bellagio Spa Tower Suites in Las Vegas, The Ritz Carlton, Grand Cayman, and The Pearl Lounge in Bahrain. Lehrer Cumming with Cumming Group will be managing the project. Stay tuned as they meander their way through permitting and design approval.
