Royal Harbor is located on the east side of Naples Bay and minutes from Old Naples and is one of the original boating communities in Naples. Construction began in the 1950s. Homes today vary from small and original to new and modern and have experienced an enormous influx of tear-down and new construction from 1997 through today. New construction fluctuates with the economic trend.
Originally, prospects who considered Port Royal or Aqualane Shores and opted out for either price or acceptance reasons chose Royal Harbor as a viable alternative. Today, acceptance into Port Royal is not as difficult to come by, but many still choose Royal Harbor due to pricing constraints in other Naples, Florida boating communities.
Over the last 15 years, the houses in Royal Harbor have undergone a great transformation. However, it's still possible to buy older homes appropriate for remodeling. New construction activity has increased over the past several years in Royal Harbor and has greatly metamorphosized the original landscape. What was once considered small, cracker-style home construction has been replaced with unique homes inspired by the current building trend. Mediterranean-style homes have been replaced with more transitional and modern-styled homes. You can also choose from a number of newly constructed homes at any given moment.
Many of the most desirable homes are located on Naples Bay or offer direct, bridge-less Gulf access.

Waterfront Properties
For the avid boater, Royal Harbor is considered a less expensive option for Naples waterfront properties. Most of the waterfront homes in this area come with boat docks. Keep in mind that not all the docks are deep enough for bigger boats. If you need specific information, you can always contact Shannon to ask.
Royal Harbor Boating Communities
Many boating enthusiasts like Royal Harbor because it offers deeper water for docking and bridge-less access to the Gulf of Mexico. Close proximity to the Gulf of Mexico via Naples Bay is another reason why serious boaters who don’t want to spend an enormous amount make this location their home.
The Vanderbilt Beach area is another location where you may be able to find waterfront properties at less expensive prices, but there is a bridge, and water depths there can be very shallow compared to Royal Harbor, which will limit the type of boat you can keep there. If you’re planning on a bigger boat that requires more draft or sits higher out of the water, you might consider Port Royal and Aqualane Shores.
Area Activities
With close proximity to the shopping and dining districts of Old Naples, Royal Harbor is valued as an excellent location. The most expensive home sold for $15,450,000 in April of 2022.
A great way to meet people in the area and stay informed is through the Home Owners Association. This association keeps residents updated on news and events in the area.
Just a short drive away, you’ll find the Naples Botanical Gardens. Covering over 170 acres, these gardens feature many tropical plants flourishing in the hot Naples climate. The variety of flowers and plants will catch the attention of any gardening enthusiast.
