Mediterra Naples, Florida Update

Hello Naples Friends! It’s time for the Mediterra Naples, Florida update on the market. There’s quite a buzz right now around Mediterra considering it could take up to 2 years to join the Medittera golf club unless immediate golf membership is available. That’s a serious testament to the allure of the golf amenities here! If you’re a Mediterra resident and missed my message last week, contact me. I’ll send it to you!

Current Mediterra Naples, Florida market:

Active: 80
Pending: 9
Closed Past Year: 55

Excellent News!!! There are 17 months of inventory! Even though 12 months is considered stable,  Mediterra has blown through 13 months of inventory in less than 2 months! April 27th there was 30 months of supply! THAT’S Unprecedented SUCCESS! 13 properties have closed since May while only 7 closed during the same time last year! That’s OUTSTANDING!!! You can check out all of the Mediterra sales!

Some Mediterra residents are doing a phenomenal job pricing their properties right and capturing the attention of ready willing and able buyers!

Market time for active properties is up 40% or 234 days compared to what sold during the past year. This suggests some of the current market could fair well if a price correction was made. You’re going to want to check out where you stand on a subdivision basis to see how your exact location is performing.

List price/sq.ft. is up 32% compared to the past year list price on sales so that is possibly what’s going on with the 40% growth in market time.

Amarone

Amarone is performing above average with only 1 for sale and barely a month of market time. There are only 12 homes in Amarone so the recent new listing is welcome and warranted! If you have a chance to check it out, you should!

Bellezza

Belleza is performing below average sitting at 20 months of inventory while average market time is clocking at 297 days. On average Belleza isn’t performing as well as other locations. 4 of the 5 listings here have adjusted their price down in attempts to attract buyers. Average list price per foot is showing +1% from the past year’s sales but if you take a closer look, 3 properties are priced over average while 1 is an absolute DEAL to the tune of 23% off average list! If you like Mediterra, check this one out!

Bello Lago

Bello Lago is performing better than average right now with a stable inventory and current market time under the neighborhood average. There are 3 pending sales in the $4,000,000+ price range, a price point that’s been a little tough lately. Right now that inventory in Mediterra is stable! That’s OUTSTANDING! If you’re thinking about buying in Bello Lago, you better get on the one that’s left!

That is a total downer too because there is a ridiculously amazing deal there right now! The new stuff is actually outperforming the older product but that’s actually no surprise. Calabria is performing below average with over 4 years of active inventory. Market time is better than the Mediterra average but the amount of listings is an issue regarding the health of the market. 5 of the homes currently on the market have made price corrections.

In all fairness, one of those listings has been on the market for over 1,000 days which drags the whole neighborhood down so it’s hardly fair. There is an absolutely amazing new home on the market so if you’re thinking you want to do something different, it’s worth checking it out!
