Bayshores Past Sales
Bayshores’ most notable sale occurred in May 2021 when #111 sold for $1,550,000 after six active days on the market. This first-floor unit would have been considered “average condition” by most Bayshores prospective buyers. This unit was updated sometime likely in the 1990s and had been repainted after 2017 to give it a more updated look. While it was offered furnished, the furniture would not have been considered a positive attribute to the sale. It sold for more than the full list price of $1,495,000. This property sold during an unprecedented Seller’s market with very favorable conditions.
To break the sales record in Bayshores at Vanderbilt Beach would not be difficult provided a unit on a higher floor was finished the same way or better. A unit on the first floor could also break the record if it was finished and/or outfitted with slightly better or newer furnishings. Market conditions would require similar or greater than the current record holder market. While this building does not require the highest finishes to attract a buyer, thoughtful selections coupled with a good quality of construction will result in the best resale opportunity.
The least expensive unit to sell in Bayshores closed in October 2011 for $500,000. It was offered unfurnished and sold for nearly $150,000 less than the full list price after 880 days on the market. This is a perfect example of a sale occurring in a down market where the unit was overpriced at the beginning and those who were in control failed to respond to depreciating values in a timely manner. This unit was originally listed in 2009 at $975,000.
