Audubon Country Club Forecast Season 2022-2023

I hope everybody is having a fabulous summer of fun now that many of us have returned to our normal summer activities. I think Naples will return to a more normal real estate market this next season, bringing good news for buyers far and wide. This month I’m covering my 2022-2023 Naples real estate forecasts for all of my favorite Naples neighborhoods. Last week I wrote about the Aqualane Shores Forecast. Today, I’ll go over the second edition with Audubon Country Club. I’ll explain the real estate market, where it might be headed, and what it means to you if you plan on buying or selling this year. The One Big Talking Point

When whole neighborhoods are built around the same time, and most owners don’t do much to update or maintain their properties, they often get overlooked or shunned. If the neglect is consistent enough, it can cause a whole neighborhood stall. Audubon owners have done a great job of improving the aesthetic value of their homes and condos over the past few years, which has greatly attributed to the demand for the neighborhood. They also created a lively club atmosphere by enhancing the community amenities. The community has a vibrant following as a result. Well done, Audubon!

Because of the availability of recently remodeled homes, demand has been extremely strong and continues through today. There are still nicely remodeled homes to purchase and some great opportunities if you enjoy doing the job yourself. Let’s take a look at the current statistics.

Current Inventory – 1.45 months

In my Inventory Report on June 21st, Audubon Country Club had less than one month of inventory which was the same as when I reported last November. Today Audubon Country Club is still sitting at less than two months.

As you can see, there were 19 sales in Audubon Country Club last May through August compared to just 10 (projected) sales this year. Even though there are less than two months of inventory, there’s already one documented price reduction, and a sizable one at that! One homeowner dropped their price by nearly $300,000 five days after entering the market, and it’s still for sale. 

Audubon Country Club is still in a pretty strong market. Still, if market time and inventories continue to increase, some Audubon residents may follow what other golf club homeowners are already doing. They’ll get ahead of the slow down before it becomes more readily identifiable. More chatter about “finding the market” will ensue as days on the market continue to creep up. Today, the average market time in Audubon is at 40 days. That’s up 29% compared to what sold this past year. 

Projected Inventory Levels

Three listings exited the market since April. Whether they will re-enter the market this upcoming season remains to be seen, but there’s a strong possibility these will return to the market sometime between October and January. We’re going to see some sellers decide to go off the market if it continues to slide, but I don’t think we’ll reach that point this year. 

If these three hit the market and nothing else sells, that will push inventories to 2.8 months. Inventories will rise, but they will have to rise substantially to see real price relief here in Audubon Country Club.  

What To Expect

Selling?

Now is the time to do it if you’ve been toying with selling your Audubon home.

It’s going to be more competitive this year. Not just in Audubon but in other Naples golf course communities. It’s important to list with an agent who has the pulse of the entire market. Many owners mistake hiring an active agent in the community who doesn’t know what’s happening outside the gate. Some neighborhoods have a history of stalling for this reason. Build momentum by calling me today.

Smart buyers will be watching how new offerings are hitting the market. I suspect owners will list close to current values to test the market, but we could see quick price reductions if buying traffic isn’t what was expected. That’s why discussing your objective with your listing agent is important. Being nimble is going to save Sellers some big money this year. 

List with an agent who offers keen attention to detail and is prepared to do the extra work to help you compete. Negotiations are going to be very different. Working with a tenured agent who has good experience on this side of the trend will help you tremendously. Ask me why.

Buying?

Audubon Country Club offers some of the most affordable luxury golf course homes in the Naples area. Couple affordability with amazing amenities, and you have a pretty amazing package. No wonder it’s so popular!

So far, there isn’t enough inventory to rely on open houses in Audubon. The guards aren’t keen on allowing you through the gate when there aren’t any, so make sure you book your showing appointments if you want to see what’s available.

Most inventory will hit the market this preseason which begins in October. Keep your eyes open for the first couple weeks in October and January 2023. If you haven’t signed up for my new listing notifications in Audubon Country Club, do it now to catch the first opportunities.
