The neighborhood’s character has changed drastically through the decades, beginning with smaller homes starting in the 1,400 square-foot range. Recent new construction is pushing home sizes near 10,000 square feet in some cases, which is metamorphosizing the character into a more prosperous environment.
Driving through the area, it is nearly impossible to detect where Moorings ends and Coquina Sands begins due to the similar aesthetic value of both locations. Coquina Sands has only 261 single-family homes, making this a relatively small boutique-style community.
Some area flooding occurred during Hurricane Ian in 2022, which resulted in inundation of some of the homes located here. You will want to do some due diligence before purchasing homes in this location. Homes built after 2022 must be elevated at or above the 2022 flood level, but some residents opted to remodel without altering their elevation, which could pose a potential future threat.
