Coquina Sands New Home History

Construction in Coquina Sands began in the 1950s starting with a handful of small one-story single-family homes. Building activity in the area remained heavy from the ’50s through the ’70s and tapered off substantially in the ’80s when only a few new homes were built every year until 2000. From then on, a wave of tear down and new construction took over once again with several homes being torn down and rebuilt every year until about 2007. A stall attributed to the financial crisis slowed new construction in the Coquina Sands area starting in 2008 until about 2014 when new construction took on a life of its own for the next 3 years. Activity slowed again starting in 2018. The exception to this timeline occurred in 2011 when Naples Casamore, a single-family home community featuring 12 villa-style homes located on the intercoastal in Coquina Sands was completed and sold.

Coquina Sands Architecture

New homes in Coquina Sands largely follow the design trends similar in other Naples beachfront neighborhood locations and include Old Florida Style, Traditional, Mediterranean, Transitional and Modern influences. A special feature about Coquina Sands is the absence of large tract builder influence which enhances the unique ambiance and custom luxuriousness of this beachside community.

Coquina Sands Waterfront Condominium Construction

In 1956 The Bahama Club was completed and marks the first beachfront cooperative to be built in Naples, Florida. From there 9 more beachfront condominium/co-ops were constructed ending with Via Delfino completed in 1989. Many developers have tried to acquire existing beachfront buildings for teardown opportunities without success.

Charleston Square was built between 2004-2005 on the intercoastal in Coquina Sands. This multi-use property features retail and class A office space on the first floor and condominiums on the second and third floors.

You can continue to expect ample new construction choices during peak market times with low to non-existent new construction options during correction periods with the exception of beachfront property.
