The availability of Coquina Sands condominium apartments in this price range drop dramatically during peak selling conditions and will typically become more available as economic conditions deteriorate. For example, four condos were sold in this price range in 2018, while only one was sold in 2022. Property conditions and location within the Coquina Sands community play the most significant roles in property values. During peak market conditions, condos priced in this segment will be located either across the street from the beach or further inland. The last apartment to sell on the sand occurred in February 2021.

Since Hurricane Ian, there has been considerable speculation regarding the viability of some of the older condo buildings in this location, especially where ground-floor units existed. Beachfront and bayside condominium buildings were hit substantially hard. Condo and coop owners may call a vote to have their land sold to developers, and older structures may soon be replaced with new construction. If this is so, the options of lower-priced offerings will shrink, and depending on the amount of new construction, this redevelopment could cause a dramatic appreciation for products like this.
