Avalon at Pelican Bay is a code-access gated low-rise condominium development located at the corner of Pelican Bay Blvd. and Hammock Oak Dr. on the north end of Pelican Bay. Avalon might be a good choice if you like the extra security of living behind a gate.
Floor Plans and Building Design
174 Avalon at Pelican Bay condos were completed between 1992 and 1994. Condos range in size from 1,274 square feet to 1,800 square feet. These are great entry-level and downsizing opportunities. Take note: there are no elevators in Avalon. Some floor plans offer as many as three levels. If you or somebody you anticipate entertaining has a problem with stairs, you'll want to purchase a first-floor unit here. Consider another location like Willow Brook, Laurel Oaks, or Barrington Club if nothing is available. Floor plans start with two-bedroom arrangements and increase up to four-bedroom plans. While some Avalon condos are more like townhomes featuring a one-car garage, others offer an assigned parking space. Guest parking is extremely limited here, especially in the back. If you anticipate needing additional parking spaces, you will want to educate yourself on the options in Avalon.
Views and Surroundings
Many Avalon condos offer tranquil lake views, while some units offer landscaped and/or preserve/park views. A partnership between Pelican Bay and Collier County Parks and Recreation voted on constructing 20 pickleball courts and resurfacing the six pre-existing tennis courts, making Avalon a premier location for those who enjoy racquet sports! Construction of these courts is scheduled to be completed in 2024.
Amenities
Avalon condo owners enjoy two community pools, a hot tub, a newly renovated clubhouse, and easy Pelican Bay community center access. The Association provides Three gas grills in the pool area and in the northeast and northwest corners of the community. Owners enjoy the Pelican Bay amenities, including rights to two beach clubs.
Activities In Avalon
Activities in Avalon are abundant during the season, thanks to the Avalon Social Committee. Examples of past activities they've organized include Holiday light trolley rides, dance parties, happy hours, Super Bowl parties, and so much more. Owners are welcome to be as active as they choose.
Policies
Leasing - No condo may be leased, sublet, or assigned for less than 30 days. Leases must be for at least one month, and a condominium cannot be leased more than once in a calendar year. Tenants are not permitted to have pets.
Pets - Owners are permitted to keep no more than two (2) dogs or cats in their unit, neither to exceed twenty (20) pounds when full-grown. Lessees and guests may not bring pets onto the Avalon community property or keep them in the unit.

Milestone Inspections and SIRS Report
The SIRS report and milestone inspections are due December 31, 2024. The milestone inspections are required for buildings B, D, E, F, L, M, P, and R.
