As of April 2, 2024, The most notable sale in Avalon at Pelican Bay closed in May 2023. 8390 Excalibur Circle #F8 sold unfurnished after 114 days of market time for $970,000 or $29,000 less than the full list price. This condo had some nice improvements, including travertine floors and remodeled kitchen and baths. Still, it would not have been considered by most prospective buyers as decorated with the most recent style trend. The Camelot floor plan (largest in Avalon) featured 1,795 square feet of living space and offered a screened lanai with an electric hurricane protection system. The windows were replaced with impact-resistant glass. Shannon Lefevre marketed this property with the support of the John R. Wood, Christie's International Real Estate, and Luxury Portfolio marketing brands.

Breaking The Record

To break the record in Avalon, a recently renovated condo with popular high-end finishes appealing to the highest percentage of prospective buyers would likely need to occur during similar market conditions as the 2022-2023 peak market trend. A condo offering a lake view would likely be necessary. This sale would likely require a floor plan similar to the Camelot's.

Most Affordable

The least expensive Avalon at Pelican Bay condo sold in October 1997. 8370 Excalibur Circle #J3 closed unfurnished for $135,000 after 234 days on the market. This unit was described as having "many upgrades throughout," but no visual representation was recorded.
