It’s time for a Bay Colony Naples, Florida update! Let’s get started.

Bay Colony is currently at 17 months of inventory but with the most recent success, Bay Colony could be approaching closer to stable levels soon. That won’t come without a price. The average pending list price is 6% less than what remains listed suggesting the number of buyers willing to paying last year’s prices for something they have to completely re-do is dwindling.

If the Bay Colony property is priced well, it sells. There is a fair amount of buyers hovering over the community right now watching prices and waiting for reductions on what they perceive are overvalued properties. When a good deal hits the market, they will strike. A unit in Biltmore went under contract in just 4 short days on the market. It was on a floor with a good view but was priced barely under $1,300/foot. I knew it would go fast and it did.

There is still a big demand for properly priced re-modeled property. Take the penthouse in Marquesa that went under contract in less than 6 short days on the market. It was unique and fabulously remodeled and will likely sell for a record price in the building. While it will be a record price, it wasn’t so far out of the realm of reality for buyers hence the short market time.
