8990 Bay Colony Drive marks the address of Marquesa at Bay Colony, the first high-rise condominium appearing as you stroll past the front gate of Bay Colony. Marquesa was the first Bay Colony luxury high-rise built off the beach in 1994.  Marquesa is only one of two condominium buildings located within Bay Colony without a manned entry. Residents who demand the ultimate privacy like this location for that reason. A unique feature about Marquesa is the pool position which sits towards the southeast side of the building enhancing the quiet enjoyment the building offers even during peak season activity. Because there is slightly more than half the number of units in Marquesa compared to a typical Bay Colony high-rise, the lower density of only 3 stacks and 2 penthouse units provides for a less populated amenity experience. There are only 15 floors at Marquesa which allowed for 9ft ceilings, a treasured feature. Lanais located on the south side of the building are screened. Open lanais can be found on the Northside of the building.

Amenities at Marquesa

Marquesa at Bay Colony amenities includes a resort-style pool, fitness, and social room along with a casual seating area in the lobby. There is one additional guest suite residents may utilize for overflow guests. Most units come with at least 2 under-building parking spaces and 1 storage closet. An onsite building manager is available to handle requests and receive packages on weekdays. There are no pool cabanas available at this location.

Marquesa Views

Residents who own properties here enjoy fabulous views of Clam Pass, a native bird rookery, and some distant views of the Gulf of Mexico starting at the 4th floor although glimpses of water can be seen in some locations on the 3rd floor. Units on the 3rd floor and below have tropical landscaped or mangrove views.

Marquesa Stack Preference

The '03 stack is the biggest and most popular unit due to the closest proximity to the Gulf of Mexico and the southwest-facing light the unit attracts in the afternoon. There are 3 separate lanais offering amazing outside space.

The '01 stack is the second-largest and has unincumbered views with ample morning light. Many people prefer end units over interior units because of the ability to have more windows, light, and amazing views.

The '02 stack is the smallest stack in the building and one of the smallest units available in Bay Colony. Featuring either a 2 bedroom plus den or in some cases where the owners have changed the den into bedroom space. Unfortunately, there is no convenient full bath accommodation for this 3rd bedroom change which can make it cumbersome to accommodate family and guests from a den/bedroom renovation.

Marquesa at Bay Colony Policies

Marquesa at Bay Colony allows owners to keep one dog no taller than "15 inches at the shoulder or 2 cats. Residents are permitted to rent their units out 1 time per year with 90-day minimum stays.
