Bay Colony Forecast Season 2024-2025
Good Day, Naples Friends. Today, I’m covering the second edition of my Naples real estate forecast series for the 2024-2025 season. I’ll illustrate what is in store for buyers and sellers of Bay Colony and what it may mean to you if you attempt to transact in this tropical locale this season. Here’s what I’m covering:

Inventory in Bay Colony
There are currently 17.6 months of inventory in Bay Colony. While that sounds seriously oversupplied (because it is), this sounds dramatically better than last season’s peak of 42 months, recorded during the third week of March 2024. Even though there’s even more shadow inventory in Bay Colony than in Aqualane Shores, the most we may see this upcoming season is 37 months. That’s remarkably better than last season’s high!

Strengths in the Market
Like Aqualane Shores, the Bay Colony area was also impacted by Hurricane Ian. Now that we are approaching the two-year anniversary, I’m betting our beach enthusiasts will start purchasing closer to the beach. New preparation plans are in place to minimize loss, and Bay Colony will likely be better prepared going forward than they ever were historically. Additionally, Bay Colony once again looks utterly untouched by any past damage. Lush tropical landscaping makes it nearly impossible to remember the scar Ian left.
Lower Prices
Price per foot values are already down 8% compared to what was sold during the past 12 months. Bay Colony owners are still adjusting prices for the upcoming season. Four single-family homes in Bay Colony Shores have already dropped prices by one million dollars or more to attract buyers. 65% of the Bay Colony market has responded to softer market conditions with a price reduction, and quite frankly, we’re more than likely to see more adjustments as new owners decide to start marketing competitively with what’s already available.
Better pricing is great news for buyers, especially after this past season of stubbornness. Only four properties were sold during the peak season of 2024, and owners did little to spur selling activity. Now that realizing a softer market is easy to see on paper, we’ll be able to quickly determine who’s motivated to sell and who isn’t.
Buyers, do not rest on your laurels. Buyers often see prices falling and then get into a holding pattern until prices reach values they deem worth attention. However, some of the best deals are cut at the negotiating table. Also, pay attention to price reductions and what’s hitting the market. I’ve had a couple of buyers quickly reject opportunities due to a perception of being too expensive, but after showing them the value, they changed their minds. Ask me about the properties you’re considering. I will tell you if I think it’s overpriced and SHOW you if I think it’s a good value and why!
Interest Rate Drop
If you think interest rates don’t affect the Bay Colony market much, hold my beer. Just because Bay Colony buyers don’t have to make their offer contingent upon obtaining financing doesn’t mean they aren’t obtaining financing! Higher interest rates have dampened home purchases nationwide, and Bay Colony isn’t exempt. Few things will cause a market to stall more than the threat of decreasing the interest rate. Read that again. I mean that when the Fed threatens to drop rates, everybody waits. When they cut rates, everybody starts talking about offers again. We should know what’s up in the next day or so. If they drop, we should see more activity if the cut is shared with consumers.
Potential Challenges
Political Drama
I don’t remember a time in politics when real estate would be more affected. One side is real estate friendly. One side isn’t. Fortunately, we should know by November what we’re dealing with. Until then, I think it’s more of a waiting game. I’ll tell you this: buyers didn’t want to do anything last time Trump was running. It was a complete stall at the end of 2016, and all my prospective buyers were almost positive Hillary would get into office. They waited until the election. Once the election was over, nobody could believe what happened, and it took until January for people to get excited about purchasing again. Then, all hell broke loose. Lots of real estate traded hands that year. Get on your mark!
